Our lettings department continues to go from strength to strength; run by Lucy at our Tettenhall office. We offer free rental assessments and can provide advice on realistic, achievable rents and safety requirements. All rental properties are beautifully presented on our own website and advertised on Rightmove and OnTheMarket.com. Our three-tier management service offers options for every landlord and every property, including tenant-finding, rent collection, and full lettings management. We can source tenants to match your specific requirements, with complete reference checks performed by a professional referencing company, and our independent inventory service and rental guarantee insurance are designed to offer total peace of mind. As a team we have links with corporate and sporting professionals such as Jaguar Landrover, Wolves, West Brom, Aston Villa, etc.

Lucy's career in property has spanned almost two decades and has seen her develop into a true property professional, with excellent market knowledge. Having worked for various estate agents within the local area, Lucy has cultivated a broad set of skills and professional relationships, often dealing with blue-chip companies and high-end clients. More recently, Lucy has specialised in lettings and has acquired a loyal following amongst local landlords. Outside work, Lucy can often be found outdoors, looking after her four miniature Shetland ponies or walking her two Jack Russell terriers.

With over 15 years of experience in customer-focused roles and 2 years specifically in lettings and property management, I bring a strong commitment to delivering exceptional service and building lasting client relationships. My background has equipped me with excellent communication skills, a keen eye for detail, and the ability to thrive in fast-paced, dynamic environments. FULLY MANAGED SERVICE
Fee: 50% of the first month’s rent plus VAT – subject to a minimum fee of £250.00 plus VAT, – Monthly Management fee of 10% plus VAT thereafterServices include:
- Property advertising on Rightmove and peterjamesproperty.com
- Social media advertising
- Photography
- Accompanied viewings where required
- Tenant referencing
- Preparation of tenancy agreement and all necessary paperwork
- Inventory preparation (completed by an independent third party)
- Collection of deposit and registration with the Deposit Protection Service (DPS)
- Notification to local council regarding council tax liability
- Rent collection and monitoring
- Six or twelve-monthly property inspections
- Rental Warranty from Rightmove for the first 12 months

When a property is found
A formal application form must be submitted from all adults to be named on the tenancy agreement. Each tenant will be fully and jointly responsible for the property and payment of rent.
We also take references on applications. These can be any combination taken from the information provided in the application form. (We will require two items of proof of address i.e. Driving license, passport and bank statement or utility bill)
Confirmation
A tenancy cannot be given until,
- Satisfactory references have been obtained
- We have our landlords final consent
- All legal documentation have been signed
- All monies due have been paid over and in receipt of clear funds
Rent / deposits should be paid in cash or bank transfer. Please note that cheques are only acceptable with our specific prior agreement and 7 working days must be allowed for clearance of funds.
Type of Tenancy
Will normally be an Assured Periodic Tenancy
Rent
Is payable per calendar month, in advance, usually by bank transfer or standing order
Deposit
Of an amount equivalent to five weeks rent, this will be required in advance to be held against damage, dilapidations, non-payment of rent, etc. and is returnable, less any deductions, only after vacation at the end of the tenancy and with the landlords agreement.
Please note all deposits will be placed in a Government Deposit Protection Scheme. Peter James Property Partnership are members of the DPS Scheme
A holding deposit is a payment equal to one week’s rent used to reserve a property while referencing and pre-tenancy checks are carried out.If the tenancy proceeds, the holding deposit will be deducted from the first month’s rent. It may be retained if the applicant withdraws, fails referencing or Right to Rent checks, provides false or misleading information, or fails to take reasonable steps to enter into the tenancy within 15 days.
If the landlord decides not to proceed, the holding deposit will be refunded in full.
During the term of the Tenancy
Unless specifically agreed or in writing, the tenants are responsible for payment of all utilities / services at the property and this includes Gas, Electricity, Oil, Coal, Water & Sewerage charges, Council Tax, Telecommunication charges, TV license and any charges associated with the usage of cable or satellite television. Tenants are responsible for insuring their items within the property.
You are responsible for keeping the property and Landlord’s contents in the property in a clean and tidy condition, including the regular upkeep of any garden.
As a tenant, you are responsible for replacing “everyday consumables” such as: - light bulbs, fluorescent tubes and starters, smoke detector batteries, etc.
You must not carry out any redecoration to the property or put nails in the walls etc., without specific written permission, and you must not carry out unauthorised repairs, except in an emergency.
The property and contents must be thoroughly cleaned at the end of the tenancy.
IMPORTANT – Leaving the Property
If you vacate the property without giving the required notice to end your tenancy, you may remain legally responsible for your obligations under the tenancy agreement, including the condition, safety, and security of the property and any resulting damage (for example, damage caused by burst pipes).
